These terms describe how Socialir Properties delivers its services, what you can expect from us, and how we work together.
Socialir Properties is a private Estate Management company based in Copenhagen, Denmark. We offer two services: short-term rental management (Private Residences) and a dedicated property concierge (Estate Concierge). These terms apply to both.
The exact services included depend on the membership or agreement you have chosen. In all cases, Socialir acts as your representative for the day-to-day management of your property, within the limits agreed upon. We do not make decisions that go beyond the scope of the agreed service without your prior approval.
Socialir is authorised to act on your behalf in day-to-day property matters, including coordinating tradespeople, receiving quotes and communicating with service providers. Socialir is not authorised to sign contracts, take on financial obligations, or make legal commitments on your behalf without your explicit written consent.
All property visits are conducted according to a standardised checklist covering water, heating, windows, security and general condition. After each visit, you receive a written report with photographic documentation. The frequency of visits depends on your membership tier.
If we identify damage or a defect during an inspection, we will:
Socialir may authorise routine maintenance expenses up to DKK 500 without prior approval, for example replacement of light bulbs or minor consumables.
Any expense above DKK 500 requires your explicit approval before work begins. We will always present you with the quote and a brief description before asking for your decision.
In a genuine emergency where immediate action is required to prevent further damage (such as a burst pipe or a security breach), Socialir may authorise necessary work and will notify you as soon as possible afterwards.
Socialir coordinates tradespeople and contractors on your behalf, but all costs for repair work, materials and external services are invoiced directly to you as the property owner. Socialir charges only for the agreed monthly membership or service fee.
For Private Residences (short-term rental management), cleaning between guest stays is included as part of the service. For Estate Concierge members, cleaning is not included — Socialir conducts inspection visits only. Cleaning can be arranged on request as a bespoke service.
Socialir holds a copy of your keys for the duration of the service agreement. Keys are stored securely and are only used in connection with agreed visits or emergency situations. In the event that a key is lost or copied without authorisation, you will be notified immediately.
We aim to respond to all enquiries within the same business day. Full Care members receive priority and are always answered first. For genuine property emergencies, we respond as quickly as possible regardless of the time of day.
A genuine emergency is defined as a situation that poses an immediate risk of significant damage to the property or danger to persons — such as a burst pipe, a gas leak, a fire or a security breach.
In such cases, Socialir will act immediately to limit damage, coordinating necessary services without waiting for prior approval. You will be notified as soon as possible and will receive a full account of the actions taken.
Services beyond your membership, such as arrival preparation, grocery orders, restaurant reservations or event coordination, are available on request and invoiced separately. A service fee of DKK 350–500 applies per assignment, plus actual costs. Event coordination is invoiced at DKK 600 per hour.
Concierge memberships are invoiced monthly in advance. Invoices are issued on the 1st of each month and are due within 8 days. In the event of late payment, a reminder will be sent after 8 days. If payment is not received within a further 14 days, the matter may be referred to a debt collection agency.
For Private Residences, Socialir retains 30% of rental income to cover management, cleaning and all associated services. The remaining 70% is transferred to the owner by the 10th of the following month, accompanied by a monthly statement showing all bookings, income received and any deductions.
Payment details will be updated when Socialir Properties' CVR number and business account are registered.
Either party may terminate the service agreement with 30 days written notice. Notice must be sent by email to info@socialir.dk. Upon termination, keys and any property documentation will be returned to you promptly.
Socialir Properties carries out its services with care and professionalism. In the event of damage caused directly by Socialir's negligence, we accept liability up to the value of three months' membership fees, unless otherwise agreed in writing. We are not liable for damage caused by third parties, contractors, or circumstances beyond our control.
Socialir Properties is in the process of arranging business liability insurance. These terms will be updated once insurance is in place. As a property owner, you are responsible for maintaining your own building and contents insurance.
Socialir cannot be held responsible for failure to deliver services due to circumstances beyond our reasonable control, including natural events, power outages, strikes or government restrictions.
These terms are governed by Danish law. Any dispute that cannot be resolved amicably will be referred to the courts of Copenhagen, Denmark.

We may update these terms from time to time. The current version is always available at socialir.dk/terms. We will notify existing clients of material changes by email.
